Market comment Winter 2025        "The year ahead ?"

Transaction levels were down in 2024 and prices varied. Many middle and top end value properties were coming to the market at very ambitious guide prices and serious sellers had to be realistic if a sale was a necessity.

These days a good percentage of genuine buyers are represented by buying agents which puts them at a distinct advantage should supply be an issue. I suspect some sellers will still “try it on” in 2025 with unrealistic asking prices, but sensibly priced properties will sell. I expect a challenging market this year, with some good opportunities for buyers who appreciate that the perfect property does not exist.
