Why use a search agent?
Searching for and buying a house can be a very stressful experience. Wright Property Search can devote their time to your search, assessing the potential of available property in relation to your specific criteria.
Many houses never reach the open market and intelligence about their availability is often learned through our widespread local contacts, both professional and social. We are also contacted directly by prospective vendors who are contemplating selling and may be hoping to find a private buyer, avoiding the public and sometimes intrusive sales process. Whilst we recommend vendors do seek the expertise of reputable Estate agents to act on their behalf, some vendors choose not to.
Estate agents and search agents are not in competition for the same fee. Estate agents act for the vendor to achieve the highest price for a property. A search or buying agent acts solely for the buyer, to locate the right property and negotiate the most favourable price on the best terms for the buyer. It is because we are independent and not in competition with Estate agents that we have an excellent relationship with them and they consider our clients to be serious and genuine purchasers. In some cases, a property may be marketed “confidentially” on purpose, with restricted viewings to avoid exposure to the open market to maintain privacy. In this instance, agents will cooperate with us, often providing access to view a property that will not be widely known to be for sale.
In addition to the condition and suitability of the property many other factors need to be considered when contemplating a potential purchase, such as communications, transport, broadband mobile signal strength, schools, pylons, noise and light pollution and any future building or road development. Wright Property Search will report to you on the advantages and disadvantages of a potential property, including value, circumstances of the vendor (if known), assessing any competition and other relevant issues.
Negotiating the purchase of a property can be very frustrating, and having a search agent to represent you will remove the stressful part of the process. In competitive situations, Wright Property Search will use their considerable experience in adopting the appropriate purchase strategy in order to improve the chances of success. Once a purchase is agreed, we will liase with the vendor’s agents, solicitors, surveyors and any other parties involved. Throughout the process we will continue to check that every aspect of the purchase is proceeding as quickly and smoothly as possible and keep you fully informed of events right through to completion.
